Mortgage rates and approval based on risk profile.
Historically, the rates in our broker channel have been structured differently from our branch rates. The difference in pricing depends on factors such as the term and market conditions, which can lead to fluctuations over time. In some cases, the rates may align, while in others, the broker channel rates might be slightly higher
Risk profiles are based on the following:
- Beacon Score. Our minimum beacon score is 600.
- Significant credit events such as bankruptcies, foreclosure, judgements and collections
- Property type: Residential, rental or recreational
- LTV and TDS ratio
- For rental properties add 10bps to the below rates.
- Rate commitment period is available for up to 120 days from the date of the application, unless otherwise indicated.
- Max buy down for any term is 10bps. Cost to buy down rates varies, on average it’s approximately 22bps for every 5bps bought down for a 5 year fixed term.
